The Allan Labor Government must urgently review policies that are worsening the rental crisis in Bendigo and in regional communities.
The Nationals’ Member for Northern Victoria Gaelle Broad questioned the Minister for Housing in Parliament, asking why the current administration is “seeking to destroy Victoria’s property market” by implementing repeated reforms that are forcing property owners and investors out of the market.
“Victoria has seen over 130 rental reforms under this government, with six more hurdles announced,” Ms. Broad said.
“These changes are making it nearly impossible for landlords and investors to keep their properties in the rental market. The government claims to be leading the nation, but they’re leading the Victorian housing market straight off a cliff.”
The rental crisis in Bendigo has reached critical levels, with the current vacancy rate at a mere 0.66 percent. Ms. Broad said this alarming figure was evidence of a rental market under intense strain.
“Finding a rental property has become a near-impossible task for many families and individuals in regional Victoria.”
Ms. Broad shared a recent encounter with a local businesswoman and property owner who is grappling with the impact of the stringent regulations.
“This landlord was nearly in tears. She wants to provide homes for her tenants but can’t afford the expensive renovations needed to meet the new standards. She described Victoria as a ‘no-go zone’ and knows other investors who are choosing to leave the state altogether.”
Ms. Broad said continuous amendments to the Residential Tenancies Act 1997 and excessive regulatory changes had created an environment where landlords are increasingly unable to provide affordable, accessible housing. She said many rental properties are being left vacant due to the costly requirements, while the number of people experiencing homelessness continues to rise.
“Our community needs rental housing, yet the government’s policies are making it unfeasible for landlords to keep their properties available for rent. This approach is punishing the very people who help provide housing solutions. It’s time for policies that genuinely support tenants, landlords, and prospective homeowners alike.”
“We must stop driving landlords and investors out of Victoria. Without meaningful change, the people of Bendigo will continue to face an increasingly severe rental crisis, and our community will suffer as a result.”
